Elmhurst Epoxy Flooring is an epoxy flooring contractor based in Elmhurst, IL, with 20+ years of experience coating, repairing and polishing concrete floors. We work in attached and detached garages, basements, shops, clinics, schools, kitchens and warehouses across DuPage County and the surrounding suburbs.

Our view of the trade is simple: most floor failures start in the concrete, not in the coating. A beautiful finish over a damp, unprofiled or cracked slab is a short-lived floor, so the work we care about most is the part you never see once the job is done.

Our Approach

A floor crew member wheeling a dust extractor up an Elmhurst driveway to start a garage floor job.

Every slab we coat is opened with a diamond grinder or a shot blaster, never an acid etch, and grinding dust is captured at the machine rather than rinsed toward a drain or sump. Before a price is final, the slab is tested for moisture, and cracks, spalls and old coatings are mapped. When a slab needs repair or replacement before it should be coated, we say so. Basements are read for past water first, because no coating stops seepage, a sewer backup or a sump that cannot keep up.

Our proposals name the product line, the number of coats and the finished thickness, so the finished floor can be checked against the quote. We explain what the coating warranty excludes before the job is sold, starting with moisture. Cure schedules follow slab temperature and dew point rather than the calendar, which sometimes means telling the owner of an unheated garage to wait for spring. Home jobs over the state threshold get a written contract and the Illinois consumer-rights pamphlet before any grinding starts.

We also keep to the rules that govern the work. Products are chosen within the Illinois VOC limits for floor and industrial coatings, which apply to whoever applies them. Elmhurst permit and contractor-registration questions are checked with the city before scheduling, including whether a slab is being coated or replaced. And we never sell a floor coating as radon reduction, because in Illinois that is licensed mitigation work.

For hospitals, schools, offices and other buildings that cannot close, we phase work around operating hours with overnight and weekend windows. Slip resistance is specified by the broadcast and the topcoat, not promised as a slogan, and garage systems are built to stand up to the brine and rock salt that ride in on tires all winter.

What We Do

We install epoxy garage floors, flake and metallic epoxy floors, polyaspartic floor coatings, basement floor epoxy and polished concrete for homeowners, along with commercial, industrial, ESD and commercial kitchen flooring for businesses and institutions. We also provide concrete grinding and concrete floor repair, either as preparation for a new floor or on their own.
